New, Leading Edge Offices Completed In Uxbridge

Waterside House, a new office development in Riverside Way, Uxbridge, is now attracting admiring glances, following the scheme's completion.

The offices are approached across a dramatic footbridge spanning the River Colne, and are being made available for rental by developer SEGRO.

Waterside House contains 21,272 sq ft (1,976 sq m) of air conditioned offices over two floors, with great use of light and a boardwalk perimeter alongside the riverbank. The building has raised floors and suspended ceilings, to permit a variety of flexible office fit-out options. The building's occupiers will benefit from a generous allocation of 66 car parking spaces, and will be just half a mile from Uxbridge town centre and the Underground station.

Security is a key consideration for businesses today, and Riverside Uxbridge has the added benefit of a state of the art CCTV system, monitored 24 hours by a highly trained team based off site.

Waterside House was planned as part of the Riverside scheme, a major redevelopment by SEGRO to deliver 21st century business space for companies of all types in Uxbridge. The site is bisected by the River Colne, and the redevelopment has increased areas given over to nature conservation and landscaping on the site.

The award-winning phases 100 and 200 are complete and let to occupiers including FSL Aerospace, Kommerling, Lion Apparel Systems, WMF UK, Manpower, London Borough of Hillingdon and Hillingdon Primary Care Trust. Phases 300 and 400 provide industrial units ranging from 220 to 2,000 sq m and are nearing completion.

An additional phase 500 has planning permission for up to 10,000 sq m of offices or other business space with a generous parking provision.

Waterside House and all remaining space is available through agents King Sturge and Colliers CRE.

Riverside Way, Uxbridge forms part of SEGRO's A40 portfolio (www.theA40.net), providing modern, flexible space for businesses on eight sites along the west London artery from Acton to Uxbridge.
